MIXED-USE
The mixed-use character of the fabric is adhered in creating the balance concerning night and day usage and social diversity is ment to be developed in each function: Right along with placing residences, social housing and housing for vulnerable groups, affordable housing, student dorms close to educational units are taken into account. To maintain a cohesive community can be considered as one of the most primary state for designing/creating a sustainable habitat. Education buildings are placed in areas where water conjoins the fabric along the greenspine. Commercial and retail areas designed as meshed street-patterns are integrated vertically and horizontally with the fabric all along the green spine. The mixed-use system planted in the whole area, maintains the continuity for spreading cultural and social energy of life.
LANDSTRATEGY: SWAYING MODULES
In the whole designing process, using the modular system accepted as one of the important principle of sustainable architecture, buildings are designed using a structure of 20×20 m. modules. By having permeable structures and variant heights, buildings are enriching the residential area and its usage in all ways. Courtyards mostly fronted south, winter gardens and roof gardens in north, not only raises the convenience of living standards in the buildings, but also increasing the m2 of green spaces for individuals. Especially, downgraded facades in south, create advantages in supporting these green spaces. Active green spaces in TOPOS designed both horizontally and vertically, strengthen other spatial formations. Vertically designed urban fabric’s connection with the green space is strengthened by placing vertical gardens. In fractal geometrical forming, buildings becoming elements of a green topografical elevation, starting from the roofs, provides enrichment in terms of landstrategy and design.
The buildings having industrial heritage qualifications by cultural and structural means, are conserved. Considering repetitious rhythmic system of the buildings, by making references to Innernordhavnen’s irregular structure, there exist diffusion and gathering areas creating reflecting, distractive, bypassing impacts. Also eco-cells and microcosms sprinkled periodically are placed in the new topographical formation. These microcosms are considerable in presenting an amusing public living space for the neighbour units in the whole area.
ECOLOGICAL AND SUSTAINABLE APPROACH
Ecological approaches in the whole area, are undertaken in a wide spectrum, considering micro and macro decisions. New islands for oscillation in using energy through waves are placed in the north coast of the area. Other energy sources proposed are wind tribunes and solar panels. Solar panels will have a feature of changing directions to provide maximum advantage due to the angles of sunbeams. In forming the buildings, angled glass facades-especially will provide a benefit of the sun light considering the vertical gardens. On the other hand facades with decreased use of transparent spaces will prevent lowering the loss of heat. On the other hand, two stations on the north-east of the island are connected to the residential area by underground channels in order to benefit from the waste materials. One of them is a composting station for organic wastes which will be used in the fertilizer system through the whole area. The other will be the recycling station for decomposing the waste materials- plastic, steel, wood and etc., in connction with the piers for transporting and circulate these materials. Organic farming areas and the farmer markets selling organic products will be foreseen in the project. Spaces related with museums and cultural centers which supports ecological sensibility are taken into consideration in the design process.
Cities, in essence, are the artificial living spaces for human to call himself/herself into being and to sustain his/her life. Hence, natural life is the most important life-balancing fact in sustaining our lives. Sustainable city is not only a PLACE, which its problems being solved in its boundaries but also a land of ECOTONE, which effects its surrounding through this vital concept. By realizing the targets for Nordhavnen, a step for acquisition a sustainable urban space that possess a sensibility in ecology will be taken.
STRATEGY
Planning strategies of Inner Nordhaven based on determination of the project actors and time management of the design project of Nordhavnen. Inner Nordhavnen has an important role at the site as the connector of main design area to the city / main ground. Structures of industrial heritage at Arhusgade dominate the historical and cultural identity of the site, for both identity and development reasons this area has a critical role for the constructions at Innernordhavnen. Therefore, in the first step of construction, this area will be the focal point to create a core that consists of sustainable urban development and a financial model that will affect whole area during project process.
Physical interventions that are planned at the site: • Road network: the motorway that goes under Arhusgade will connect to the site through that area, first branch will support the buildings of 1st step and the other extension will connect to 2nd step construction zone. • Total construction area in the design site is 400.000 m2. 240.000 m2 is designed for housing and 160.000 m2 is set for commercial and service uses. For the first step of construction, that comprises the first five years of implementation, the highway will be taken under the ground level at Arhusgade area, the first branch will connect to the site, metro line will be built and 400,000 m2 of the plan will be constructed. • For the 10 years of project estimation time, it is planned that harbor operation will move back to Nordhavnen, underground road line will extend to housing areas. • The project construction steps are planned in five year periods, and will be completed in 50 years time. First construction step covers first 10 years, following 5 years define the 2nd step; 3rd step will take place between 15 – 50 years. • Stakeholders and finance models of the project will be defined according to the developments during the process; their contribution and level of participation will be determined. • The project costs will be paid through a Pool System, which is supported by government, public and investors. This triple structure of the managers must constitute a sustainable interaction network in order to finance the project costs of 50 years. • All the stakeholders in the area must make investments in different ranges through the pool, to be able to take place in the future of Nordhavnen.
Expectations from the actors of the project: • The main guidance for construction is determined by the strategies of design project on sustainability and urban development. Investors and owners will have their own free design areas in small scales and details, but for major decisions they have to follow the plan strategies. • Actors can participate to the project coordination. • Management structure of the Local Government should be defined for supervision of the project organization, construction and coordination in a multi disciplinary process.
PROGRAMME:
1.BUILDINGS
The area is composed by the formation of dwelling units planned as area mixed-use and commercial activities. This variety related to the usage in micro-cosmos environments created by eco-cells, will be transformed into a more intense aspect, and it will let the city users exert effectively the public area as a sustainable space of the city. In the structuring around the Green Spine, all the leisure activities that will make the open space even more delightful for the citizens. Underground structuring will be limited with the carpark, tunnel roads and subway of the district
2.TRANSPORTATION AND INFRASTRUCTURE
In order to reduce the carbon emission to the lowest value, all the vehicle traffic is ending in the underground district carpark. All the transportation above ground will be provided by electric cars, buses, monorails and bicycles. Subway stops are located circa every 350 meters. By taking the railway between Svanemollen and Osterport stations underground, it is attempted to design the green structure and the following promenade’s spatial continuity. Besides, the suitable location of the area for the sea transportation is rendering attractive the use of public transportation vehicles to be developed on this line. Water taxis and sea-buses that use alternative energy sources will help both using the water way and perceiving Nordhavnen from a different perspective. Regular passenger transportations will also be made with the canal boats. In relation with the local authority’s transportation programme, it is possible to perform the biggest amount of transportation with the minimum number of cars by developing the car sharing programmes. By taking this option as a basis, especially for Copenhagen, carpark capacity is designed as 1 parking place for 300 m2 rather than 1 parking place for 100 m2
3.LANDSCAPE In the formation of ECOTONE-CITY’s LANDSCAPE that can be defined as the interface between the green spine and the sea and where TOPOS is reshaped;
3a)Green Spine :Green Spine that furnishes connection for all the urban parts, is designed as a recreative promenade flowing into Copenhagen.
3b)Land Reclamation: • Carpet-like community gardens are designed for advanced lanscaping, • Vertical Farms robotically tended hydroponic oasis producing food and water. Maximized opportunities for local, urban food growing to reduce energy use in food production and transport.
3c) Parks and Green Areas: They will be sustained and nourished through Green spine • European green toads relocated to a suitable area within Nordhavnen in the new wetland habitat. • Wetlands(wetlands are ecotones) as naturartificial approaches; Public parks for natural observation of the wild life are created with seasonal wetland, perennial forested wetland, obligate wetland organizations. • Small parks are distributed among housing units. • Green structure is securing its continuity by climbing the vertical surfaces of the buildings. • Green roofs are designed on every new building. • Basins:There will be bath basins around the suggested new canals. • West Beaches: Sunbathing meadow for nudists in the green areas. There are also south beaches.
